1. Who We Are
IBC LLC ("IBC LLC", "we", "us", "our") is a private limited liability company registered in the State of Wyoming, United States of America. Our correspondence address is IBC LLC, 99 Wall Street #691, New York, NY 10005, USA. We operate desks at Route de Saint-Cergue 24bis #1051, Nyon, VD 1260, Switzerland and at Prestige Central, MG Road, Bangalore 560001, India. We introduce international buyers to property developers in Dubai and the United Arab Emirates. For the purposes of applicable data protection law, IBC LLC is the controller of the personal data described in this policy.

2. Scope
This policy applies to personal data we collect when you visit our website, submit an enquiry form, or contact us by email, telephone or WhatsApp. It does not apply to data collected by property developers, by WhatsApp (Meta Platforms, Inc.), or by any other third party, each of which is governed by its own privacy policy.
3. Information We Collect
(a) Information you give us: your name; email address; telephone or WhatsApp number including country code; country of residence; budget range; preferred location; purpose of purchase; the content of any message you send; and, only if you decide to reserve a property and ask us to coordinate with a developer, any additional details the developer requires (for example nationality, passport copy or proof of address).
(b) Information collected automatically: IP address, browser type and version, device type, operating system, referring website, pages viewed, date and time of visit, and approximate location derived from your IP address, collected through cookies and similar technologies (see Section 10).
(c) Information from third parties: confirmation from a developer that a reservation or sale you made has completed, which we need to calculate compensation owed to us by the developer.
We do not collect payment card or bank account details. We never receive, hold or transmit purchase funds; all payments are made by you directly to the developer.
We do not seek sensitive personal data (such as health, religion or biometric data). Please do not send it to us unless a developer specifically requires it, in which case we process it only to forward it at your request.
4. How We Use Your Information and Our Legal Bases
Where the EU/UK GDPR, the Swiss Federal Act on Data Protection or similar laws apply, we rely on the legal bases indicated.
— To respond to your enquiry and prepare a shortlist of projects: steps taken at your request prior to entering into a contract; legitimate interests.
— To introduce you to developers you have chosen: your consent; performance of our arrangement with you.
— To communicate with you by email, telephone or WhatsApp about your enquiry: performance of our arrangement with you; legitimate interests.
— To inform you of new launches that match the criteria you gave us: legitimate interests, or consent where required by law. You may opt out at any time.
— To comply with legal obligations, including anti-money-laundering, know-your-customer and sanctions checks requested by developers or authorities: legal obligation; legitimate interests.
— To operate, secure and improve our website and analyse aggregated visitor statistics: legitimate interests; consent for non-essential cookies.
— To establish, exercise or defend legal claims: legitimate interests.
We do not use automated decision-making that produces legal or similarly significant effects. We do not sell personal data.
5. How We Share Your Information
— Property developers in the UAE: only with your agreement, only the developer(s) you have asked to be introduced to, and only the data necessary for the developer to contact you and process a reservation. From the point of introduction, the developer is an independent controller of your data under its own privacy policy and the laws of the relevant emirate.
— Service providers acting on our instructions: website hosting and form processing (GoDaddy), email and cloud storage providers, customer-relationship tools, messaging platforms (WhatsApp/Meta) and analytics providers. These providers are bound by contract to process data only on our instructions and to keep it secure.
— Professional advisers: lawyers, accountants, auditors and insurers, under duties of confidentiality.
— Public authorities, courts and regulators: where required by law, court order or governmental request, or to protect our rights, property or safety or those of others.
— Business transfers: a successor entity in the event of a merger, acquisition or reorganisation, subject to this policy.
We do not sell, rent or trade personal data and we do not share it with third-party marketers.
6. International Transfers
We operate in the United States, Switzerland and India, and the developers we introduce you to are located in the United Arab Emirates. Your personal data may therefore be transferred to and processed in these countries, some of which may not provide the same level of data protection as your home country. Where we transfer data from the EEA, the United Kingdom or Switzerland, we rely on one or more of: adequacy decisions; Standard Contractual Clauses approved by the European Commission, the UK Information Commissioner or the Swiss Federal Data Protection and Information Commissioner; your explicit consent given when you ask to be introduced to a UAE developer; and the necessity of the transfer for the performance of the arrangement you have requested. You may request a copy of the relevant safeguards by contacting us.
7. How Long We Keep Your Information
— Enquiries that do not lead to a transaction: up to 24 months from our last contact with you, after which data is deleted or anonymised.
— Introductions that lead to a completed sale: up to 7 years after completion, to meet accounting, tax and legal requirements and to defend legal claims.
— Website server logs and analytics data: up to 12 months.
— Marketing preferences: until you withdraw consent or object, plus a suppression record so we do not contact you again.
We may retain data for longer where required by law or where a legal dispute is pending.
8. Security
We use encryption in transit (TLS), access controls, need-to-know restrictions and reputable service providers to protect your data. No method of transmission or storage is completely secure. Messages sent via WhatsApp are end-to-end encrypted by WhatsApp but remain subject to Meta's terms. If you believe your data has been compromised, contact us immediately. We will notify you and any relevant regulator of a data breach where required by law.
9. Your Rights
Depending on where you live, you may have the following rights, which you can exercise free of charge by emailing [email protected]:
— EEA, United Kingdom and Switzerland: access, rectification, erasure, restriction of processing, data portability, objection to processing based on legitimate interests, withdrawal of consent at any time (without affecting prior processing), and the right to lodge a complaint with your local supervisory authority, the UK Information Commissioner's Office or the Swiss Federal Data Protection and Information Commissioner.
— California and other US states: the right to know what personal information we collect, use and disclose; to delete it; to correct it; to opt out of "sale" or "sharing" (we do not sell personal information or share it for cross-context behavioural advertising); and not to be discriminated against for exercising these rights.
— India (Digital Personal Data Protection Act 2023): access to a summary of your personal data and its processing, correction, erasure, grievance redressal, and the right to nominate a person to exercise your rights.
— United Arab Emirates and other jurisdictions: comparable rights under applicable local law.
We will verify your identity before acting on a request and respond within 30 days, or within the period required by applicable law. You may authorise another person to make a request on your behalf.
10. Cookies
Our website uses:
— Essential cookies, required for the site to function, for security and for the enquiry form to work. These cannot be disabled.
— Analytics cookies, which give us aggregated statistics about how visitors use the site. These are set only with your consent where the law requires it.
— Preference cookies, which remember choices such as language or cookie settings.
You can manage cookies through the banner on our site and through your browser settings; disabling some cookies may affect how the site works. We honour Global Privacy Control signals where legally required. Clicking a WhatsApp link opens WhatsApp, which may collect data under Meta's own policy.
11. WhatsApp and Messaging
If you contact us on WhatsApp, your telephone number, profile name and message content are processed by WhatsApp/Meta in accordance with its privacy policy. We store the content of our conversations for the retention periods in Section 7. Please do not send passports or financial documents by message unless a developer has requested them and you have agreed.
12. Marketing
We contact you only about your enquiry and about new launches that match the criteria you gave us. We do not send bulk unsolicited marketing and we never pass your contact details to marketers. You can stop all marketing at any time by replying STOP to any message or by emailing us.
13. Children
Our website and services are not directed at persons under 18 and we do not knowingly collect their data. If you believe a minor has provided data to us, contact us and we will delete it.
14. Third-Party Websites
Our site and materials may link to developer websites, brochures and portals. We are not responsible for their content or privacy practices.
15. Changes to This Policy
We may update this policy from time to time. The revised version will be posted on this page with a new effective date. Where a change is material, we will notify you where required by law.
